Here we are again. The American Dream ! Number one on the bucket list!
In our local area and in many cities across the country we must face reality and jump on this ship before it sails or as I would say, jump inside this rocket before it blasts off!
The economy has improved and we see this phenomenon in mega growing mode of now ultra modernized cities. Fancy restaurants with long wait times during the week and just imagine on weekends when happy hour of waiting turns into happy hours. . Shopping malls and designer boutiques reporting record sales, fancy cars where luxury was once defined at the $80k level now it's normal to see this same model in today's economy pushing $160k. Dual income households, higher paying specialized jobs, higher level of education... You get the idea.
All of these are signs of a stronger economy or at least they appear to be.
Regardless, the real estate market only sees the dominance of positiveness and must keep up with the trend. Luckily for us, there's the opportunity of owning your own home where you have the power to cryogenize (to freeze in the future... Futuristic term)the monthly amount you use to call rent and now it will be called mortgage payment, this last term which carries that fine smell of growing money called building of equity and thuseliminating this variable of uncertainty from the equation.
With today's low historical mortgage rates hovering below 4% and with so many loan and incentive programs to help you purchase your home. In the DFW area we have seen home values and rent values rise higher and higher year after year.
There are programs to help you find fixer uppers and include the needed repairs in your loan, programs of rent-to-ownwhere you can select a home of your liking and lease for the first 1-3 years and then purchase it. Programs for foreign investors and many many more.
Some people choose to rent and that is understandable, but for the people out there that feel you are forced to rent, please step out of the box and consider other options. Most of you will qualify and take the rewarding path of home ownership. Take advantage of the different FHA, VA, USDA and conventional programs and live the dream and have that peace of mind that home ownership brings to you.

"What I like about Josh is that he is a multipurpose Realtor. Before I could sell my home I needed some minor construction done. After many attempts to find someone that I liked, I found Josh on the local neighborhood Nextdoor website. Sent him a message and he responded by the next day. Made an appointment for an estimate and hired him the same day.. he did mention that he sold houses as well since he knew I was about to put my house on the market. We worked out a deal and he listed my property. I believe we had an offer on the house within a couple of weeks. However a week away from closing the buyers backed out. Not a day later we had another offer and I accepted the offer. The good thing is that we sold the property for $25,000 more than I was originally going to list it for. If someone needs a good carpenter and realtor I would highly recommend Joshua to take good care of you. I have more work for him to do at the new house that I purchased!! "
