Evidently the secret is getting out…Anna is a great place to live! Or so the numbers say anyway because there is all kinds of good news in this month’s housing numbers provided by the Collin County Association of Realtors (CCAR). These statistics come out about the middle of each month so here's what CCAR reported comparing February 2016 to February 2015:
Average sales price rose from $171,989 in February 2015 to $216, 192 in February 2016, a 25.7% increase!
The median sales price rose from $165,000 in February 2015 to $210,950 in February 2016, a 27.8% increase.
In February 2015 there were 31 new listings reported, February 2016 was up to 69, a 122.6% increase.
The % of list price received rose from 98.5% in February 2015 to $99.6% in February 2016.
In February 2015 there were 37 Listings under contract compared to 63 in February 2016.
The days on market before sale was 30 days in 2015, it rose slightly to 35 days in February 2016…however, if you’re planning on selling then buying many lenders are taking 30 to 45 days to complete the loan so that amount of time could be useful.
These numbers will be interesting to watch each month because we are just now entering the busy selling season. Typcially the market starts heating up in the spring and then gains momentum until school starts. It appears to be a great time to sell in Anna. And that’s not just good news for sellers…with the increasing values it can be a good time for buyers, too, because buyers would likely be investing in an area that the numbers reflect is escalating in price.
