With the June 2016 housing statistics provided by the Collin County Association of Realtors (CCAR) we have a snapshot of the housing market for the first half of 2016, but first let’s take a look at what happened during the month of June. Comparing June 2016 to June 2015 here’s what CCAR reported for housing sales in the city of Anna:
Average sales price rose from $186,198 in June 2015 to $218,406 in June 2016, a 17.3% increase.
The median sales price rose from $180,000 in June 2015 to $199,750 in June 2016, an 11% increase.
In June 2015 there were 67 new listings reported, June 2016 was up slightly to 70, a 4.5% increase.
The % of list price received declined a bit from 98.3% in June 2015 to 97.9% in June 2016, a .4% decrease.
In June 2015 there were 46 Listings under contract compared to 51 in June 2016.
The days on market before sale was 33 days in June 2015, it dropped to 20 days in June 2016.
While those are some pretty good stats, perhaps the Year to Date stats more accurately gauge the trend using 6 months of sales vs. just the previous month. Comparing the first 6 months of 2016 to the first 6 months of 2015, here is what CCAR reported for Anna:
Average sales price rose from $184,753 in the first 6 months of 2015 to $210,648 for the first 6 months of 2016, a 14% increase for YTD.
The median sales price rose from $175,450 in the first 6 months of 2015 to $199,000 for the first 6 months of 2016, 13.4% increase.
In the first 6 months of 2015 there were 301 new listings reported, for the first 6 months of 2015 there were 355 new listings reported, a 17.9% increase.
The % of list price received is up slightly for the YTD figures with 98.1% of list price received for the first 6 months of 2015 while we received 99% of list price for the first 6 months of 2016, a .9% increase.
The YTD Listings Under Contract for the first 6 months of 2015 was 262, compared to 303 listings under contract for the first 6 months of 2016.
The days on market before sale was 37 days for the first 6 months of 2015, it dropped to 31 days for the first 6 months of 2016.
