The Collin County Housing Market continues to be fast and furious according to the May 2013 Pulse Report that was just released by CCAR. New Listings were up 18.5% from May 2012 and Reported Closed Sales were up 17.1% compared to May last year. The Median Sales Price grew 13.7% to $235.000 compared to $206,708 last year! Also important was that Average Sales Price grew from $256,914 to $280,145 which is a 9.0% increase from last year. Cities including Allen, Frisco, and McKinney all reported gains in New Listings and Median Sale Price Increase for the month reported.
Other key measures are that Inventory of Homes for Sale was down from 4,020 homes in 2012 to 2,760 which is a change of - 31.3%. Also, Months Supply of Inventory dropped from 4.3 last year to 2.4 this year or a change of - 43.8%!
