The Collin County Association of
Realtors compiled and posted their final numbers for 2013 and the numbers all
continue to move in the right direction.
Closed sales were up over 2012 as were Average and Median Sales prices
and the percentage of Original List Price received. The number of days on market decreased which
is a great indicator for sellers, for buyers it usually means more competition. Here is what the actual numbers look like
comparing housing sales in 2013 to housing sales in 2012: 2013 +/- 2012 New Listings 18,154 +9.5% 16,584 Closed Sales Reported 15,226 +20% 12,692 Listings under contract 15,296 +18.8% 12,871 Average Sales Price $270,480 +9.4% $247,270 Median Sales Price $230,000 +11.4% $206,416 % of Original List Price Received 96.2% +1.9% 94.4%

As of December 2013 the Months
supply of housing inventory for sale in Collin County was 1.6 months, compared
to 2.5 months in December of 2012. These
are all great indicators for home owners considering selling their homes. And while these numbers do indicate there
will be more competition among buyers, there’s still good news for buyers: there are some great mortgage rates available.
