The September housing sales stats from the Collin County Association of Realtorshave not been posted as of this writing but the August stats had some good news and it would be a shame not to talk about it even though it's already October.
The average sales price of homes sold in Collin County increased 6.6% comparing August 2015 to August 2014. That’s an average price of $320,539 in August of this year compared to $300,599 in August of 2014. That’s exciting for current home owners. Not so much for those still looking to buy but hey, jumping on this homeownership train quickly should net you some increase in equity a lot faster than in recent years. The year to date (YTD) average sales price increased even more at 8.9% over the same time last year. That’s an average sales price for 2015 YTD of $320,363 compared to $294,172 at this time last year. Median Sales Price in August in Collin County was up 8.7% at $277,250 compared to $255,000 in August of 2014. The YTD median sales price for 2015 in Collin County was $278,000 at the end of August. That’s up 11.2% over the same time last year when the median sales price was $250,000.
The average days on market before sale in Collin County in August 2015 was 26 days compared to 32 days in August of 2014. YTD average days on market decreased from 35 days in August of 2014 to 32 days in August of this year. That is good for sellers to see that statistic continue to decrease. Just keep in mind those are averages. I’m sure there are people out there who had growing concerns when their house was taking months to sell and others who had to scramble to find a new place to live when their home sold in just days.
Another fun statistic is that in August of this year we had 1,464 listings under contract in Collin County compared to 1,204 at the same time last year. That’s an increase of 21.6%. Year to date looks pretty good, too. At the end of August this year Collin County had 11,359 listings under contract for the year compared to 11,010 the year before. That is an increase of 3.2% which is smaller but still an increase. Again, the numbers are moving in the right direction.
The (number of) Months Supply of Inventory in Collin County slipped from 2.4 months in 2014 to 2.1 months in 2015 while the number of new listings increased 10.2% to 1,864 compared to 1,691 at the same time in 2014. YTD Collin County reports 14,117 new listings, up 3.7% from 13,610 at the same time in 2014.
