With the number of new listings hitting the market in January 2013 down and the average and median sales prices up, things are looking up for sellers. The number of days on market have decreased pretty significantly, too, so it will likely take a shorter amount of time to sell your home. Yes, the market is definitely different than this time last year. Consider these January 2013 housing statistics reported by the Collin County Association of Realtors:

That is all good news for sellers. With home prices going up, less competition with 1,100 fewer homes on the market than this time last year and the amount of time it’s taking to sell a home being about 1/3 less it’s a really good time to put your home on the market.
For buyers the news isn’t quite so good. You’re going to need to be pre-qualified and ready to move quickly. We’ve been seeing multiple offers for some time now so you must be prepared to compete with others to win the negotiations for that home you’ve got your heart set on.
