In the first half of 2013, prices in Dallas have been going up dramatically. It’s been on the cards for months and the final reports have revealed prices are 20 per cent higher than they were this time last year. For sellers, this makes it the perfect time to offload their properties.
And this rise doesn’t just signal a return to prosperous times for buyers and sellers alike. It’s a record for North Texas. It’s the highest increase since records began. The figures only take into accounts which were previously owned, rather than new homes.
With prospective home owners looking for funding with better interest rates, it could mean banks and other financial institutions will be more willing to offer superior mortgages. This will make sure there’s more inventory because sellers will feel more confident of making a sale.
The areas which have seen significant growth include Bluffview, Preston Hollow, Park Cities, and Frisco. Even Little Elm has seen some improvements in the number of sales, which has shocked many critics.
Will it last?
This rate of growth certainly won’t last. And if it did continue to rise it would be a worry because it would resemble the housing bubble of a few years ago. Things will level out, but there are strong signs of continued growth over the next few financial quarters.
If you want to buy or sell in Dallas, you’re in one of the best cities to do it. Whilst areas like Detroit and Los Angeles continue to stagnate, Texas is bucking the trend and there’s no reason why this won’t persist.
