This article actually made purchasing a home seem simple....and it really can be. According to Yahoo! and US News and World Report you have to do first things first....
1. Find out how much home you can afford. You could start with a mortgage calculator that you can find online. We have amazing lenders at JP and Associates Realtors but they need as much information from you as you can give them. Sometimes putting your financial stats out there is like going to the doctor. But trust me, these peopel do this everyday and like doctors they have seen it all and they are there to help you. That brings us to our next step.
2. Get pre-approved. Take the time to get pre-approved before you begin looking at homes. In fact, many real estate agents won't work with you until you have received pre-approval for a mortgage. Regardless, you should look to get pre-approved anyway. Trust me, it's nothing personal. Think of the families that have to get out of the house, some take their animals, they have to get the house show ready etc. Ok, that was my experience in a bad market in another city. Sitting at Sonic for 2 hours in cold weather with my then 5 year old son and 2 dogs wasn't that fun. It made it really a bummer to find out the people did like the home, they just didn't qualify. But I believe that experience makes me a better Realtor today.
3. Find a real estate agent. These days you need to find a real estate agent. This may seem a little self serving...but it's true. Your agent acts as your representative, provides you with information about market prices, and helps you find a home. This is important..... if you feel uncomfortable with a real estate agent, keep looking. Believe it or not, our work is about relationships and it's important that you feel who you work with has your best interest in mind.
4. Take stock of your financial situation, again. After following each of these steps, look at your available income one more time, and review your short- and long-term financial goals.
According to the website MoneyCrashers, interest rates are at record lows, and many homeowners have priced their homes to sell. Many buyers who waited for rock-bottom prices know that now is the time to buy.
