There is a particular price range that has taken on a life of it's own. If you are in the market for a home in the price range of about $135,000 to $180,000 be prepared. Prepared for what, you ask? Multiple offers. Basically that is waiting in line to buy a house. Low inventory and low interest rates are bringing buyers out of the woodwork! The listing agent presents many offers for the seller to choose from. The seller picks one and if that deal doesn't work, they go on to the next one....and the next one. I have dealt with as many as 6-10 behind my clients. Sometimes the buyer has to pay over the list price. Gone are the days of taking off a few thousand dollars from the list price. Make sure you have a good inspector as well because these days some sellers are not fixing the things they would have done last summer to sell a house. And finally....wait for it....The seller is not paying all if any of the closing costs. I have had people say...."But, the seller is supposed to pay all of the closing." But in this day and time the seller can have many offers behind you so if you don't want their deal they can move on. Low inventory + low interest rates = high demand.
And on another note. In Little Elm, that area is still considered rural which means you could qualify for a USDA loan. These loans do not require a downpayment. From what I understand, this type of loan won't be available forever. If you want that loan, let me know. I work with lenders that can make it happen....if you can find a house! So, be prepared to make the offer if you like it. Be prepared to possibly pay the closing costs. Be prepared to ask for less repairs. If you need a realtor that has been in these trenches, call me.
