The 171-acre development at the northwest corner of Independence Parkway and Main Street in Frisco was rezoned to accommodate retail and a variety of homes, which will help fulfill a growing demand for neighborhood services retail in Frisco, saidRex Glendenning, owner of Frisco-based REX Real Estate and longtime land broker in the community.
"There's a lot of excitement over retail development in Frisco with a growing number of rooftops in the city," Glendenning told the Dallas Business Journal."The demand for retail follows rooftops and I think this will be a successful grocer-anchored retail center."
Glendenning helped Brinkmann cobble together the acreage in the early 1990s. The ranch's location has gotten more valuable with time, he said.
Shaddock's affiliated firm, North 720 LP, applied for a change in zoning — a case heard by Frisco's Planning & Zoning Commission Nov. 10 — to earmark nearly 31 acres for planned retail development and the remaining 140 acres for up to 500 homes.
Plans for the residential community include place-making and community design features, such as wide patio home lots, a minimum of 10 percent of net acreage devoted to open space (including 3.7 acres for a neighborhood park) and ornamental fencing throughout the new neighborhood.
The public park would feed into a hike-and-bike master plan along Independence Parkway and Main Street, with the developer working with an adjacent property owner to the west to acquire additional acreage the project.
Glendenning said he expects more of these types of developments to get underway in Frisco to meet the demand for homes and that more builders could pair those communities with neighborhood service retail on key corners such as this one.
Frisco sits near Toyota North America's new headquarters, Liberty Mutual Insurance's new hub in West Plano and FedEx Office's corporate offices. The city has more than $5 billion of investment slated for development along the Dallas North Tollway near the new Dallas Cowboys headquarters.
