Getting The Most For Your Home In A Multiple Offer Situation

   Over the last weekend my family and I were invited to a July 4th party.  Our friends have a beautiful home at the end of a canal in Coppell.  The view is great for watching the local fireworks due to  the close proximity, as well as the awesome reflections off the water.  We had been to their home before, but never to any of their parties.  The fact that I am a realtor was unknown to most guests there.  People often speak much more freely on any given subject if they don't know there is an expert in that field there.  I was enjoying the great conversation with some new friends and was in no hurry to tell anyone that, not only was real estate my profession, but my passion as well. The conversation centered around the hot housing market in Coppell, homes selling for over list price, and multiple offers.  It was at this time that my wife walked into the conversation and my secret was quickly out of the bag.  The question that was posed to me was "with so many people wanting to buy one home, how do you make sure you get as much money as possible for your home?"  Obviously there are many good answers to this question. :
*Hire a great realtor
*Price the home right
*Stage the home well
*Visit with each buyer's lender and get a feel for how qualified they are
*Assess each buyer's ability to bring extra money to the table if the home doesn't appraise for sales price
*Review extras that the buyer is asking the seller to pay for (Ex: title policies, survey, home warranties etc...)
However, one of the answers that surprised everyone was my answer of using the "Multiple Offer " form.  I have a broker that is great at thinking  outside of the box.  The form puts all agents on notice that there are multiple offers on the property, gives all parties making an offer a chance to put down how much they are willing to bring to the table if the property doesn't appraise for the sales price, and gives a deadline for highest and best offer.  I have seen situations that have allowed my sellers to get up to 10% more for their home by using this form.  Do you want more for your home?
