The December 2012 housing numbers are in and the news is good, especially for those in Collin County wishing to sell their homes. Consider the following comparisons of home sales for December 2012 over December 2011 in Collin County as reported by the Collin County Association of Realtors®.

If you are a seller, those numbers are all moving in the right direction. The lower number of listings, inventory and days on market mean there is less competition for your home. And even better news for sellers, the average and median sales prices and the Percent of Original List Price Received in Collin County moved up over last December.
The biggest implication for buyers is that it’s time to get aggressive. Fewer homes available to buy can mean greater competition and multiple offers resulting in higher prices for available homes. If you’re serious about buying now you need to have your funding in place and be prepared to move quickly. The good news for buyers is that interest rates are still great.
