There are interested home buyers and experienced real estate
agents who will tell you; “there just aren't enough homes available for purchase
– demand is exceeding supply”. Yet if you review the homes on the market,
many of them have been there for months.
And, if you are one of the homeowners wishing to sell, it has to
make you wonder: what do we need to do? Well of course, lowering the price
is the most obvious choice; however, having to accept less than market value
for your home when demand is exceeding supply just doesn't make sense.
Recently I spent some time reviewing homes for sale in the areas
I serve that have been on the market for long periods of time – and many of
them were priced right and had been updated – great values!
So how can this happen?
An area that can make the difference
is congruence. I mean congruence from the time the buyer
first sees the house until they depart. Several of these houses were
beautiful inside when compared with others in the neighborhood - many of
which were needing updating and repairs inside – however, there was no
discernible difference on the outside!
Rather that reducing the price of your home, consider bringing
in a real estate professional who is trained in the area of pre-sale
preparation. Often times for only a small investment in landscaping or trimming
– as an example – the seller is able to get a faster sale and a better return
on their investment, rather than just lowering the price.
