Multiple Offer Situations Allen Plano McKinney Little Elm

Last Saturday some clients sent me 4 properties they wanted to go view on Monday evening.  Their weekend was understandably full so Monday was the earliest they could get out to preview the homes.  All of the homes were available on Saturday and all had been on the market less than 5 days.   Knowing the market in certain areas is becoming more and more competitive and that we had just passed the weekend when there are lots of showings, I called on Monday morning to make sure the properties were still available.  This is what I learned:

     Allen property – had received 3 offers

     Little Elm property – had received 9 offers

     Plano property – had received 2 offers

     McKinney property – had received 10 or 11 offers (the agent had lost count)

For sellers in these and other hot areas in the metroplex this is great news.  It’s also bears mentioning that these 4 homes represented some typical characteristics of properties that sell quickly.  They were either fully upgraded and appropriately priced or they needed a good amount of work and were priced accordingly.  So here’s a tip for sellers: homes that sell the quickest are always appropriately priced and either upgraded and move-in ready or need a fair amount of work but are a bargain.  You certainly can sell homes that don’t fit those models but it usually takes longer.

While seller’s markets present challenges for buyers; if you are prepared, can act quickly and structure your offer competitively then you can be the first in line and successfully purchase that home that you (and others) have fallen in love with.   What does being prepared look like?  For starters, being pre-qualified so the sellers see the evidence through a letter from a lender who considers you credit worthy is important.  Being realistic, decisive and ready to act quickly are also critical in a seller’s market.  And structuring your offer competitively?  Well, I won’t give away all my secrets…but whether you’re a buyer or a seller I can and will work hard and to your advantage so call me and let’s talk about your Real Estate needs.
