Okay you got me - there is no casino allowing betting to take place on winning and losing Realtors. But rest assured folks, gambling on Realtors is alive and well. Its just in the comfort of your living room.
Every time you list your home or purchase another you are doing just that... you are trusting your agent and betting your biggest account - you are betting the house that you have selected the right agent that will win your race and protect your purse (if not substantially grow it).
So how does the average person select a Realtor? Do they research the odds? Do they ask the right questions? Do they know the right questions to ask? No; they generally go with their friend's cousin who just happens to be a Realtor.
3 BEST STRATEGIES FOR PLAYING THE REALTOR ODDS AND FINDING A WINNER:
EVERYONE KNOWS A REALTOR THAT DOESN'T MEAN THEY ARE GOOD - There is a reason why your friend's cousin is a Realtor - there are a lot of us! Poor agent choice is the number one reason why people have lost shirts in their own living rooms. Think about it - because almost everyone knows a Realtor in their circle of friends they bet on them - but is that the person to bet on? Most of the time it isn't. They could be under-qualified, unproven, unaware of lending practices and complex title issues; and worst yet unaware of advanced fraudulent activity that could cost you big time. Research the agent . Look them up on LinkedIn and get a idea of their experience; does it line up with your needs? If not - move along to the next agent.
ITS NOT THE BUSIEST AGENTS WHO ARE THE BEST (MIND = BLOWN) just like racehorses - a good horse can get overrun. When looking for a Realtor ask them the what their listing to sold price percentage is (this is what the average property sold for versus what it was listed for) for and review the numbers! The closer to 100 this number is, is a good determination that they can read the market. This will also help protect your contract from the appraiser. A professional agent will be glad to tell you their current numbers. My listing to sold price percentage is 99.92% (5 years of residential mortgage experience helps me greatly in my real estate business)
CHEAPER IS NEVER BETTER no matter what anyone says... a good agent will make the price you pay well worth the services they provide - a great agent can make things that were impossible possible and more than earn their commission sometimes even getting you extra $ in the end.
