The Dallas market is moving very quickly so I try to encourage my seller's at the listing appointment to go ahead and get their home inspected. It is very important that the seller know what is going on with their home as well. A home may look great from the landscaping and curb appeal from the outside, but it may a money pit!
Seller's tend to get very emotional about their homes because of all the hard work, time, and money they have spent over the years improving their property. So when a buyer comes in with an inspection report a mile long with things that need to be replaced or fixed selelr's get upset. Our job as a REALTOR is to curtail these feelings, communicate and negotiate well, and to make sure the seller is getting the best possible offer! If the seller spends the extra few hundred dollars to get their own home inspected they can fix some of the issues and thus get more attractive offers and make their home more marketable. I am all for a double inspection as it protects buyers and sellers alike. Sellers want to get as much in return on their investment as possible and inspecting their own property can reassure them their home is in great condition and keep their emotions positive about selling their home!
