Tips For Home Buyers

Housing is a primary need for everyone, and there are many choices available when you are looking to purchase a home.  Some of the preliminary choices you make will greatly affect the outcome of your home search. It’s very easy to rush into looking at houses without giving enough consideration to your underlying needs.  A thorough review of your special housing requirements will help guide you to a purchase that will be more satisfying in the long run.   Here are a set of questions designed to help you analyze your needs and create a list of wants and desires to help you in choosing the right home in the right location for you.  

Size of your home

  • How many individuals will reside in your home?
  • How many bedrooms and living spaces do you need?
  • How many bathrooms?
  • Do you need a separate space for your personal "home office"?
  • How much garage and parking space do you need for your cars?
Amenities in your home
  • Do you want any specialty rooms (game room, media room, etc.)?
  • Do you need any special space for storage?
  • Is a fireplace important to you?
  • Do you want a swimming pool?
  • Do any family members have special housing needs?
  • What kitchen amenities are important to you?
  • Do you want a large lot or a smaller lot?
Home location
  • Do you prefer living in an urban or suburban area?
  • Is the location convenient to your work?
  • Is the location convenient to schools?
  • Are shopping and recreation areas convenient?
  • Is the area convenient to transportation?
  • Is it important to be close to where other family members live?
Neighborhood
  • What kind of neighborhood do you prefer?
  • Is the neighborhood safe?
  • Does the neighborhood have adequate street lighting and sidewalks?
  • Does the neighborhood have any parks or trails?
  • What kind of traffic is the neighborhood subjected to?
  • What kind of regulations does your neighborhood have (HOA/City)?
Maintaining your home
  • How expensive is it going to be to maintain the home?
  • Does the house need immediate repairs? If so, what are they likely to cost?
  • What is the overall condition the house? Does it need updating?
  • Does the property require a lot of maintenance work?  Will you be able to do it yourself? If not how much will it cost if you if you hire a service or contractor?
If you work out your requirements and wants in advance you will be much more focused during your property search.  With your checklist in hand while looking, you're more likely to end up with a nice, comfortable, and affordable home that caters to your special needs.
